Innovative Applications of Cost Segregation Studies

Cost Segregation is a tool that has been used for years to assist in the acceleration of depreciation for commercial real estate. The now permanent Tangible Property Regulations have added new functionality to cost segregation studies. This course will present a variety of applications for Cost Segregation. The course will also cover which level of cost segregation is needed based on certain facts and circumstances. A brief review will be given on cost segregation, the Tangible Property Regulations and concepts such as Unit of Property and Materiality. Multiple case studies will be reviewed to demonstrate the myriad of applications for cost segregation. The presenter will also discuss the importance of annual scrubbing of data to ensure the proper decisions are made around capitalization versus expensing of new improvements. This discussion is designed for tax, accounting, and other professionals serving the real estate markets who are looking for a better understanding of where it applies and how it can be used with the TPRs.
Planning for 2017 from a Practical Perspective

Eisenhower famously said, “Plans are nothing; planning is everything.” Things can change quickly in the worlds of business and tax, and an unexpected occurrence could easily affect your plans for 2016. However, while the plan itself might need to be tossed, the underlying process can always be adjusted or restructured to address an unforeseen challenge. This webinar focuses significantly on the tax planning process, in the hopes that a thorough understanding of the process will prepare participants to address whatever the 2016 filing may bring. This webinar will be co-presented by Capstan’s Director of Engineering, who will step through his decision making process, with particular emphasis on how he thoroughly “scrubs” depreciation schedules to maximize tax savings. Featuring new content, the session will also highlight a number of practical examples that illustrate the planning process.
Cost Segregation 101

Cost Segregation is a tool that has been used for years to assist in the acceleration of depreciation for commercial real estate. The now permanent Tangible Property Regulations have added new functionality to cost segregation studies. This course will present an overview of cost segregation and the depreciation of real estate assets. The course will also highlight situations in which cost segregation may be beneficial to real estate owners and will discuss what type of study scope is required in each scenario. The program will also touch on how cost segregation can be a useful tool when complying with the Tangible Property Regulations. In light of the recent passage of the PATH Act, the course will also briefly review how Bonus Depreciation and Qualified Improvement Property benefit from the use of cost segregation. Multiple case studies will be reviewed to demonstrate the utility of cost segregation. This discussion is designed for tax, accounting, and other professionals serving the real estate markets who are looking for a better understanding of cost segregation.
