Maximizing Your Savings with the 179D Deduction in 2025

March 20, 2025

Current trends in energy-efficiency continue to drive benefit.  High-performance insulation and windows, smart energy management systems, and solar panels are becoming the rule, not the exception.  As properties become more tech-focused and energy-efficient, the 179D Tax Deduction pays taxpayers back for “going green.”

[One important note – some people mistakenly refer to this incentive as the 179D Credit.  This isn’t a tax credit, it’s a tax deduction.]

The 179D Energy-Efficient Deduction rewards energy-efficient construction and design, encouraging improvements to building envelope, HVAC, and lighting. If you are a US property owner of an energy-efficient commercial building or an energy-efficient residential rental with more than four floors, the 179D Deduction can provide substantial savings.

Does the renovation of your building include energy-efficient heating? You may qualify.

Does your four-story residential rental property have an energy-efficient HVAC system? You may qualify.

Are you a tenant who has installed energy-efficient improvements? You may qualify.

In order to qualify, the energy-efficient systems installed must reduce costs by a minimum of 25% when compared to a reference building.

Taxpayers and Timing

The 179D Tax Deduction may be claimed every three years, so long as the property continues to meet or exceed the energy standards required by the IRS.

Non-profit entities may revisit the Deduction every four years via allocation. Non-profit entities, including government entities, cannot claim the Deduction directly, but may allocate the Deduction to the designer of the building’s energy-efficient system/s. The 179D Tax Deduction may be claimed by engineers, architects, or other design professionals.

Claiming the 179D Deduction requires energy analysis, inspection, and certification by a qualified third party licensed in the jurisdiction where the building is located. Generally, this is a licensed engineer or contractor.

It is best to claim the 179D Deduction in the year in which your property or renovation was placed-in-service, but it can be claimed retroactively. Recent legislation has increased the maximum benefit to $5.00/SF, adjusted for inflation. In 2025, the maximum 179D Deduction benefit will be $5.81/SF.  Since the Deduction benefit is determined by building square footage, larger properties are especially good candidates.

Making a Claim

To claim a 179D Deduction, use Form 7205. Part I of the Form requires the address of the property and the date that the energy-efficient system was put into use. Part II of the Form guides the user through “Computation of Energy Efficient Commercial Buildings Deduction Amount,” and Part III requires the demographics of the Qualified Individual who performed the Certification.

Consider a property fitted with a new energy-efficient HVAC system, meeting the energy cost savings standard. Your property is 161,843 SF. Depending on the level of efficiency increase, you could claim a total deduction of up to $867,478 ($5.36/SF).

Maximizing the Benefit

The 179D Deduction may be claimed in combination with cost segregation and other tax strategies in order to maximize tax savings.  Improvements to building envelope, HVAC, and lighting cannot be moved to shorter class lives in a cost segregation study, but a 179D Deduction permits their immediate write-off. This allows taxpayers to simultaneously accelerate deductions where possible, while immediately deducting the cost of assets not eligible for segregation.

Incorporating 179D into a cost segregation study can be a strategic and seamless add-on, as long as your provider offers integrated services.
