LyChou Kouai is a project engineer with Capstan Tax Strategies. She has completed more than 400 cost segregation and recap studies dealing with common property types, such as shopping centers, warehouses, and residential complexes, while enjoying the challenge of unusual facilities, including a complicated ski resort/golf course hybrid. In addition, LyChou has taken the lead on a number of high-profile projects, notably generating a net tax savings of more than $16 million for the owner of a luxurious high-rise hotel on Baltimore’s waterfront.

Today LyChou spends the bulk of her time assessing physical properties new and old; however, she developed much of her expertise dealing with projects in the pre-construction phase. While still an undergraduate, LyChou worked as a quantity surveyor, working closely with architects and engineers to minimize construction costs and enhance value for money. LyChou was then offered a prestigious position in quantity surveying in London, where she spent 18 months working in the international construction industry.

In recent years, LyChou has had the opportunity to merge her construction background with a long-term interest in entrepreneurship. She is the proud owner of three properties in Philadelphia and has personally overseen their rehabilitation.

LyChou also enjoys volunteering in her free time. Not surprisingly, her favorite charity, Habitat for Humanity, is construction related. To date, she has travelled as far as Bangladesh to build homes and is an active fundraiser. She also enjoys gardening and cleaning local parks and hiking trails.

LyChou is an associate member of the American Society of Cost Segregation Professionals. She also holds the Green Building Certification Institute’s LEED GA credential, testifying to her knowledge of and commitment to green building practices.

She holds a Bachelor of Science in Civil Engineering from Temple University, where she was a member of the National Society of Professional Engineers and the American Society of Civil Engineers.
